Punggol recorded 895 resale transactions between 1 January and 1 July 2026, with an overall median price of $670,000 and a median PSF of $697. The market is dominated by 4-room flats, which accounted for 465 of the 895 sales, followed by 5-room flats at 241 sales. Smaller flat types saw lower volumes, with 104 three-room, 72 two-room, and 13 Executive sales recorded over the same period.
Median resale prices range considerably by flat type: 2-room flats achieved a median of $400,000 ($812 PSF), 3-room flats $545,000 ($750 PSF), and 4-room flats $682,888 ($683 PSF).
