Singapore's property market is regulated by the Residential Property Act (RPA). The Act restricts foreigners (defined as anyone who is not a Singapore Citizen) from owning certain property classes without prior approval. Here is the practical breakdown.

LDAU approval is not a routine rubber-stamp. Applicants are expected to have made an "exceptional economic contribution" to Singapore — usually via long-tenured Singapore PR status plus substantial local taxes paid or investment made. Approvals are at the Minister's discretion.
For most foreign buyers without deep SG ties, landed houses (outside Sentosa Cove) are off the table in practice.
