Terms of Service

1. Who we are

SifuProperty Pte Ltd, a Singapore-incorporated company. We provide an online marketplace where CEA-registered property agents publish listings and buyers browse them. We are not a party to any transaction.

2. Agent obligations

• You must be a current CEA-registered salesperson with a valid R-number.
• You must have the legal right to market every property you list.
• You may not list the same property under multiple agent accounts.
• You must remove listings within 48 hours of a property being sold/rented.
• You may not use buyer contact details for any purpose other than the inquiry they sent.
• You must not impersonate other agents or use AI-generated photos that misrepresent the property.

3. Buyer use

• Inquiries must be genuine. Spam, scraping, or harassment is grounds for ban.
• You may save and compare listings for personal use only — not scrape or republish.

4. Listings & accuracy

SifuProperty does not warrant the accuracy of listings. We display what agents submit. Always verify property details independently before any transaction. AI-generated descriptions are tools, not statements of fact — the listing agent is responsible for accuracy.

5. Subscriptions

• Plans renew automatically. Cancel anytime via the Customer Portal.
• No refunds for partial billing periods.
• Listing credits apply per active listing per plan tier.
• Featured-listing slots reset on a 30-day rolling window.

6. Prohibited content

• Listings that violate Singapore law (e.g. unapproved short-term-rental units).
• Discrimination in listing language (race, religion, family status) — illegal under SG housing law.
• Misleading prices, photos that aren't of the actual property, or fabricated amenities.

7. Account termination

We may suspend or terminate accounts that violate these terms, with notice except when immediate action is needed (e.g. fraud). Agents may delete their account anytime — active listings are removed; lead history is retained for 3 years.

8. Liability

SifuProperty is provided "as is". To the maximum extent permitted by Singapore law, our total liability for any claim is capped at the amount you've paid us in the 12 months before the claim arose.

9. Governing law

These terms are governed by Singapore law. Disputes are resolved in the courts of Singapore.

10. Changes

We may update these terms. Material changes will be communicated by email at least 30 days in advance.
