MSR Calculator
See the maximum HDB or EC home loan your income can support under Singapore's Mortgage Servicing Ratio (MSR) rule.
Total income before CPF and tax. Combine co-applicants' incomes if you're buying together.
HDB loans run up to 25 years; bank loans on HDB/EC up to 30 (5–35 yrs).
The loan is solved at MAS's 4% medium-term stress rate, not today's actual rate — so the figure stays conservative, like the bank's.

- 30%
How MSR is calculated
- MSR caps your monthly home-loan repayment at 30% of your gross monthly income.
- It applies ONLY to HDB flats and Executive Condominiums (ECs) — not private condos or landed property.
- Like TDSR, it's computed at MAS's 4% medium-term stress interest rate.
- For an HDB or EC your loan must satisfy BOTH MSR (30%) and TDSR (55%) — whichever gives the lower amount is your real limit.
Estimate only — not a bank assessment or financial advice. Your actual loan depends on the bank's credit assessment, income recognition, and prevailing MAS rules.
