How AI Changes Singapore Property Search in 2026
Property search used to be a chore. Twenty tabs open, agents not replying, prices that don't match what actually transacts, and zero way to compare units objectively. AI is changing that — but only if it's used for the right things.
What AI is good at (and what we use it for)
1. Answering buyer questions instantly. Every PropertySifu listing has an AI Q&A widget. Ask "what's the distance to the nearest MRT?" or "how does this layout compare to others in the building?" — you get an answer in seconds, drawn from the listing's data.
2. Lead scoring for agents. When you send an inquiry, our AI scores it for the agent and writes a one-sentence summary. Agents call the most-likely-to-convert leads first — meaning you hear back faster if you're a serious buyer.
3. Price estimates from real data. Our price-check tool uses URA caveats (actual transacted prices) plus comparable listings to give a confidence range. Not a marketing number — an honest "this is probably worth X to Y based on what just sold".
4. Description generation that actually helps. Agents upload photos; AI drafts a real description (no "must view to appreciate" filler). Buyers get clearer signals about what's actually in the unit.
What AI shouldn't be used for
- Replacing your agent. Negotiation, viewing logistics, paperwork — these need a human who knows your situation.
- Final valuation decisions. AI estimates are a starting point. Always consult a licensed valuer for transactional decisions.
- Hallucinating school zones or MRT distances. We cap AI Q&A to what's actually in the listing data, with a "Based on listing details" footer so you know what's authoritative.
How to use it well
When you find a listing you like:
- Ask the AI a question first — saves you waiting hours for the agent.
- Use the price-check tool on the building to sanity-check the ask.
- Compare side-by-side with our compare tool — the highest value column is auto-highlighted.
- Then talk to the agent when you're ready to view.
The goal isn't to remove agents — it's to remove the boring parts of property search so you can focus on the decisions that matter.
