The market is dominated by 4-room flats with 565 sales (47% of total), followed by 5-room flats at 354 sales and 3-room flats at 135 sales. Executive and 2-room flats made up the remainder with 122 and 26 transactions respectively.
The overall median resale price stood at $590,000 at a median PSF of $525. By flat type, 4-room flats transacted at a median of $550,000 ($524 PSF) and 5-room flats at $655,000 ($506 PSF), while Executive flats commanded a median of $922,500 ($558 PSF). Smaller flat types posted higher PSF rates — 3-room flats at $430,000 ($560 PSF) and 2-room flats at $372,500 ($749 PSF).
Median PSF declined 3% net over the period, opening at $536 PSF in December 2025 and closing at $520 PSF in July 2026. Movement was uneven month-to-month, with a trough of $520 PSF in January 2026 and brief recoveries to $535 PSF in March before settling back down.
With 4-room flats accounting for nearly half of all transactions at a median of $550,000 ($524 PSF), they represent the most liquid segment in Woodlands. Buyers targeting Executive flats will find a thinner pool of 122 sales at a median of $922,500, which may affect price negotiation reference points.
