1. Purpose of These Guidelines

SifuProperty.com aims to provide a trusted, transparent, and user-friendly property marketplace for property seekers, owners, agents, developers, and advertisers.

These Advertising Guidelines are created to ensure that all property listings, advertisements, images, videos, descriptions, and promotional content published on SifuProperty.com are accurate, genuine, lawful, and helpful to users.

By posting or advertising on SifuProperty.com, all users agree to comply with these guidelines, our Terms of Use, Privacy Policy, and any applicable laws, regulations, professional standards, and industry requirements.

SifuProperty.com reserves the right to review, reject, edit, suspend, or remove any listing or advertisement that does not comply with these guidelines.

2. User Account Responsibility

Each account holder is responsible for all listings, advertisements, enquiries, messages, images, videos, and other content submitted through their account.

Users must ensure that their account information is accurate, updated, and not misleading. This may include, where applicable:

  • Full name or company name
  • Contact number
  • Email address
  • Agency name
  • Agent registration number or licence number
  • Business registration details
  • Profile photo or company logo
  • Website or social media links

Users must not share login access with unauthorised persons. If an account is used to post false, misleading, duplicated, unauthorised, or non-compliant listings, SifuProperty.com may take action against the account holder.

3. Agent, Agency, Owner, and Developer Representation

SifuProperty.com may allow different types of advertisers, including property agents, agencies, property owners, developers, landlords, project marketers, and authorised representatives.

All advertisers must clearly and honestly represent their role in the transaction.

An advertiser must not claim to be:

  • The owner, if they are not the owner
  • The landlord, if they are only an intermediary
  • The exclusive agent, if they do not hold exclusive authorisation
  • The developer’s official representative, if they are not authorised
  • A licensed property salesperson, if they are not properly registered or licensed

Where required by law or platform policy, advertisers may be asked to provide proof of identity, proof of ownership, proof of appointment, agency authorisation, or other supporting documents.

4. Listing Authenticity

All property listings on SifuProperty.com must be genuine, accurate, and available at the time they are posted.

A listing must not be created for the purpose of collecting leads if the property is not actually available for sale or rent.

The following are not allowed:

  • Fake listings
  • Bait listings
  • Listings for properties that are already sold or rented
  • Listings posted without the owner’s or authorised party’s consent
  • Listings using another person’s photos or information without permission
  • Listings with false prices, false sizes, false addresses, or false availability
  • Listings created only to redirect users to another property
  • Listings that misrepresent the property type, tenure, furnishing, condition, or location

If a listed property is sold, rented, reserved, withdrawn, or no longer available, the advertiser must update or remove the listing as soon as possible.

5. One Property Per Listing

Each listing should advertise only one specific property, unit, room, land parcel, or project unit type.

Advertisers should not combine multiple unrelated properties into one listing.

The following are not allowed:

  • Multiple units in one resale or rental listing
  • Multiple projects in one listing
  • One listing advertising several different prices for different units
  • One listing advertising different property types in different locations
  • A generic “many units available, call me” listing without clear property details

For new launch or developer projects, SifuProperty.com may allow project-level listings, but the listing must clearly state that it is a project advertisement and not a single resale or rental unit.

6. Duplicate Listings

Duplicate listings create confusion and reduce user trust. SifuProperty.com may remove, merge, or suspend listings that are considered duplicated.

A duplicate listing may include, but is not limited to:

  • The same property posted more than once by the same account
  • The same unit posted with slightly different prices or descriptions
  • The same photos used repeatedly for the same property
  • The same property posted under multiple accounts controlled by the same advertiser
  • Reposted listings created mainly to gain additional visibility
  • Listings with small changes in title, price, or description but referring to the same property

If multiple agents are marketing the same property with proper authorisation, SifuProperty.com may allow separate listings depending on platform policy, but each listing must remain accurate and not misleading.

7. Listing Title Guidelines

Listing titles should be clear, relevant, and directly related to the property being advertised.

Good listing titles may include:

  • Property name
  • Location
  • Property type
  • Number of bedrooms
  • Key feature
  • Sale or rental status

Examples:

  • “2-Bedroom Condo for Rent Near MRT”
  • “Freehold Terrace House for Sale in Serangoon”
  • “New Launch Condo Near Business District”
  • “Renovated HDB Flat for Sale, Move-In Condition”

The following title practices are not allowed:

  • Misleading urgency, such as “last unit” when not true
  • False discounts or fake price claims
  • Excessive capital letters or symbols
  • Keyword stuffing
  • Unrelated project names
  • Competitor portal names
  • Contact numbers placed in the title, unless allowed by SifuProperty.com
  • Claims that cannot be supported, such as “cheapest in Singapore” or “guaranteed best deal”

8. Listing Description Guidelines

All descriptions must provide an accurate and useful explanation of the property.

Descriptions should ideally include:

  • Property type
  • Location
  • Size
  • Number of bedrooms and bathrooms
  • Furnishing condition
  • Availability date
  • Sale price or rental price
  • Nearby transport
  • Nearby amenities
  • Key features
  • Viewing arrangement
  • Contact person

Descriptions must not include false, exaggerated, or misleading claims.

The following are not allowed:

  • Describing a different property from the one shown in the photos
  • Stating a walking distance to MRT, school, mall, or amenity that is not realistic
  • Claiming a property is “brand new” when it is not
  • Claiming “fully furnished” when only partial furniture is provided
  • Stating “owner listing” when the advertiser is an agent
  • Hiding important restrictions, such as room-only rental, short lease, unavailable viewing, or special conditions
  • Using another advertiser’s description without permission
  • Adding irrelevant promotional content unrelated to the property

Descriptions should be written in a professional and respectful manner. The main language should be clear and easy for users to understand. Additional language versions may be included where appropriate.

9. Price Accuracy

All prices displayed must be genuine, current, and clearly related to the advertised property.

Advertisers must not use false low prices to attract enquiries.

The following are not allowed:

  • Advertising a lower price that is not available
  • Listing a monthly rental as a weekly or daily price without clear explanation
  • Listing a “from” price without explaining the basis of the price
  • Using old prices after the owner has changed the asking price
  • Hiding compulsory charges that materially affect the transaction
  • Advertising a property as negotiable when the advertiser has no basis to say so

For new launch projects, “from” pricing may be used only where it is accurate and clearly explained.

10. Property Size and Layout Accuracy

Advertisers must provide accurate size and layout information to the best of their knowledge.

Where applicable, the listing should state whether the size refers to:

  • Built-up area
  • Land area
  • Floor area
  • Strata area
  • Room size
  • Approximate size

The following are not allowed:

  • Inflating property size
  • Using another unit’s size if it is materially different
  • Misrepresenting the number of bedrooms or bathrooms
  • Advertising a study, utility room, storeroom, or partitioned area as a full bedroom if this may mislead users
  • Misrepresenting the approved use of a property

11. Photo Guidelines

Photos should help users understand the actual condition, layout, and appearance of the advertised property.

Photos should be clear, relevant, and accurate.

Allowed photos may include:

  • Actual interior photos
  • Actual exterior photos
  • View from the unit
  • Building facilities
  • Approved project images
  • Relevant nearby amenities
  • Floor plans, where permitted
  • Developer images, where properly authorised

The following photo practices are not allowed:

  • Photos of a different property
  • Photos of a similar unit without clear disclosure
  • Photos that make the property look materially different from its actual condition
  • Over-edited photos that mislead users
  • Blurry, dark, rotated, or low-quality photos
  • Collage images that are difficult to understand
  • Images with excessive text, banners, emojis, or promotional graphics
  • Photos containing another portal’s watermark
  • Photos copied from another advertiser without permission
  • Agent selfies, name cards, unrelated lifestyle images, or unrelated product images
  • Images that contain offensive, discriminatory, illegal, or inappropriate content

If images are artist impressions, showflat photos, staged photos, or developer-provided visuals, this should be made clear where necessary.

12. Floor Plan Guidelines

Floor plans must be relevant to the advertised property or unit type.

Floor plans should be clear, readable, and not misleading.

The following are not allowed:

  • Floor plans of a different property
  • Floor plans of a different unit type without disclosure
  • Unclear or unreadable floor plans
  • Floor plans with another portal’s watermark
  • Edited floor plans that misrepresent the layout
  • Multiple unrelated floor plans combined into one image
  • Floor plans used without permission from the rightful owner or copyright holder

Hand-drawn floor plans may be accepted if they are clear, accurate, and not misleading.

13. Video and Virtual Tour Guidelines

Videos and virtual tours must accurately represent the property being advertised.

The following are not allowed:

  • Videos showing a different unit
  • Videos with misleading editing
  • Videos mainly promoting the agent rather than the property
  • Videos containing unrelated properties
  • Videos copied from another advertiser without permission
  • Videos containing offensive, discriminatory, illegal, or inappropriate content
  • Videos with competitor portal watermarks
  • Videos that misrepresent the property condition, view, size, or layout

Where a video shows a showflat, artist impression, or sample unit, this should be clearly stated.

14. Contact Information

Advertisers must provide accurate and reachable contact information.

Contact details must belong to the person or organisation authorised to handle the listing.

The following are not allowed:

  • Fake phone numbers
  • Contact details of unauthorised persons
  • Using another agent’s contact details without consent
  • Redirecting users to unrelated services
  • Using the listing mainly to collect personal data for unrelated marketing
  • Posting external links that lead to misleading, unsafe, or irrelevant websites

SifuProperty.com may restrict where phone numbers, links, and promotional messages can appear within listings.

15. External Links and Redirects

External links may be allowed if they are relevant, safe, and not misleading.

The following links are not allowed:

  • Links to competitor property portals
  • Links to scam websites
  • Links to unrelated products or services
  • Links that collect user data without proper disclosure
  • Links that redirect users multiple times
  • Links to offensive, illegal, or unsafe content
  • Links that misrepresent the advertiser’s identity or authority

SifuProperty.com may remove links that affect user experience, platform trust, or commercial fairness.

16. Fair and Non-Discriminatory Advertising

All listings and advertisements must comply with applicable fair advertising, housing, anti-discrimination, and platform rules.

Advertisers must not include discriminatory or inappropriate preferences based on race, religion, nationality, ethnicity, gender, marital status, disability, or other protected or sensitive characteristics, unless such statement is legally required or permitted under applicable housing rules.

Examples of statements that may be restricted or prohibited include:

  • “Only Chinese tenants”
  • “No Indian tenants”
  • “No foreigners”
  • “Only single female”
  • “No families with children”
  • “Certain religion preferred”

Where legal quota rules or housing eligibility rules apply, advertisers should state them in a neutral and factual manner.

17. Legal and Regulatory Compliance

Advertisers are responsible for ensuring that their listings and advertisements comply with all applicable laws, rules, regulations, and professional requirements.

This may include, where relevant:

  • Estate agency regulations
  • Housing authority rules
  • Urban planning and land use rules
  • Rental regulations
  • Consumer protection laws
  • Advertising standards
  • Personal data protection laws
  • Copyright laws
  • Anti-discrimination rules
  • Anti-money laundering requirements
  • Platform-specific rules

18. Copyright and Permission

Advertisers must only upload content that they own or are authorised to use.

This includes:

  • Floor plans

  • Virtual tours
  • Developer materials
  • Artist impressions

If SifuProperty.com receives a complaint that content has been used without permission, the content may be removed while the matter is reviewed.

Repeated copyright violations may result in account suspension or termination.

19. Prohibited Content

20. New Launch and Developer Project Advertising

New launch and developer project advertisements must clearly present the nature of the project.

Where applicable, project listings should include:

  • Developer name
  • Location
  • Tenure
  • Expected completion date
  • Unit types
  • Indicative pricing
  • Key facilities
  • Official project information
  • Sales gallery or viewing arrangement

Advertisers must not falsely claim to be the exclusive marketer, official developer sales team, or appointed agency unless they are authorised to do so.

“From” prices, discounts, promotions, and availability claims must be accurate and updated.

21. Owner Listings

If SifuProperty.com allows property owners to post directly, owners must ensure that they have the legal right to advertise the property.

Owners may be required to verify their identity and ownership or provide authorisation documents.

Owner listings must not:

  • Pretend to be agent listings
  • Use misleading photos or prices

22. Agent Listings

23. Availability and Listing Maintenance

  • The advertiser no longer has authority to market the property

SifuProperty.com may automatically deactivate old or inactive listings after a certain period.

Advertisers may be required to reconfirm availability before a listing remains active.

24. User Reports and Platform Review

SifuProperty.com may allow users to report listings that appear false, duplicated, misleading, offensive, outdated, or suspicious.

Upon receiving a report, SifuProperty.com may review the listing and take appropriate action.

This may include:

  • Requesting clarification from the advertiser
  • Asking for supporting documents
  • Editing or hiding certain listing content
  • Temporarily suspending the listing
  • Permanently removing the listing
  • Restricting the account
  • Referring serious matters to relevant authorities, where appropriate

SifuProperty.com is not required to disclose all review methods or internal moderation processes.

25. Listing Rejection, Suspension, and Removal

SifuProperty.com may reject, suspend, or remove any listing or advertisement that breaches these guidelines.

Common reasons for suspension or removal include:

  • Fake listing
  • Duplicate listing
  • Misleading price
  • Wrong property photos
  • Unauthorised listing
  • Discriminatory wording
  • Copyright complaint
  • Poor-quality or irrelevant images
  • Multiple properties in one listing
  • Property no longer available
  • Suspicious activity
  • Breach of platform rules

SifuProperty.com may act without prior notice where immediate action is needed to protect users, platform quality, or legal compliance.

26. Repeat Violations

Advertisers who repeatedly breach these guidelines may face further action.

  • Account review
  • Account suspension
  • Account termination
  • Loss of paid advertising privileges
  • Removal of verified status
  • Referral to relevant authority, where appropriate

27. Paid Advertising and Featured Listings

Paid advertisements, featured listings, boosted listings, banners, sponsored placements, or premium exposure products must also comply with these guidelines.

Payment for advertising does not guarantee approval if the content is false, misleading, inappropriate, or non-compliant.

SifuProperty.com may reject or remove paid advertisements that breach platform rules.

Where required, sponsored or paid placements may be labelled clearly for user transparency.

28. Data Collection and Lead Handling

Advertisers must handle user enquiries and personal data responsibly.

Advertisers must not:

  • Use user enquiries for unrelated marketing without consent
  • Sell or share user contact details without permission
  • Send spam messages
  • Misrepresent the purpose of collecting user information
  • Request unnecessary sensitive information
  • Use SifuProperty.com leads for fraudulent or unrelated activities

Advertisers are responsible for complying with applicable personal data protection laws.

29. Platform Rights

SifuProperty.com reserves the right to:

  • Review any listing or advertisement
  • Request supporting documents
  • Edit formatting or remove non-compliant content
  • Reject, suspend, or remove listings
  • Limit listing visibility
  • Deactivate old or inactive listings
  • Restrict or terminate accounts
  • Update these guidelines from time to time
  • Take action to protect users, advertisers, and platform integrity

SifuProperty.com may use automated tools, manual review, user reports, or third-party verification methods to maintain listing quality.

30. Advertiser Declaration

By publishing a listing or advertisement on SifuProperty.com, the advertiser confirms that:

  • The listing information is true and accurate
  • The property is genuinely available, unless clearly stated otherwise
  • The advertiser has authority to advertise the property
  • The photos, videos, descriptions, and floor plans are accurate and authorised for use
  • The listing complies with applicable laws and regulations
  • The listing does not mislead users
  • The advertiser accepts responsibility for the content submitted

Failure to comply with these guidelines may result in listing removal, account restriction, suspension, or other action by SifuProperty.com.
